This Monroe, NJ client had seen our work done by a neighbor’s home with a very similar layout and, after meeting with Tom, booked us to complete their kitchen remodel. The Original Kitchen Layout
Like many 90s builds, this kitchen included a small island without seating and a closed off layout, keeping all rooms within their structural walls. This home owner wanted to expand the functions of each of these spaces and combine the island and kitchen table into one.
Additionally, a bathroom on the first floor was still a must due to its easy access to the most common living spaces and from the outside, but a door opening into the kitchen area was not. This client wanted to move the positioning of this functional room with a door opening to the hallway, outside of the kitchen space. This change would then open up the dining room, allowing for more interaction with the kitchen for an open floor plan.
What Goes Into A Rasinski Construction Remodel
When it comes to removing walls to create an open space, a proper assessment of the house structure is necessary during the initial consultation. Rasinski Construction reviews the space above and below the remodeling area to determine if the wall being proposed for removal is load bearing, needs new structural support beams and to provide a best estimate on what electrical, HVAC and plumbing components would need to be relocated during this transition. Tom pays careful attention to verify if existing electrical panels are sufficient, review modifications required for HVAC ducts, and see if plumbing drains and venting lines can be completed based on the existing structure.
As always, you never really know what you have in these circumstances until demo is complete and sometimes surprises are expected, but Tom’s 25+ year history remodeling homes in NJ has given him a great baseline to create estimates in budget, material needs and time allotment for your remodel.
In the case of this Monroe NJ remodel, the wall in question was able to be removed and a new layout was easily created to rearrange the powder room positioning. In just two months this space was expanded and opened to allow for more open space in the kitchen and dining area and provide more seating options at the island.
